Do We Have to Do Open Houses?
Yes, and no. It is pretty much an open secret that few houses sell because of the exposure they receive in an open house. As a rule, serious buyers are fine with making an appointment to see your property, and open houses tend to attract the more casual shoppers or the merely curious. Thus, particularly for those who guard their privacy jealously (as do many in the Canyon), you may choose to limit the number of open houses held at your property. However, I would almost always insist on one open house for other real estate agents so that they can preview your property with ease and know whether to recommend it to their clients — this can be a very effective marketing tool.
